That is why we include a professional licensed Biocide Treatment as standard on every roof we clean (unless otherwise requested). Physical cleaning removes the visible mess; Biocide ensures the invisible spores are dealt with too.

How It Works

  • Step 1: Killing at the Root: After application, the biocide penetrates the porous surface of the tile to kill organic growth at the root level.
  • Step 2: Destroying the Biofilm: It breaks down the "biofilm"—the invisible layer of bacteria and spores that allows moss to stick to your roof.
  • Step 3: Residual Protection: The biocide leaves a protective barrier within the tile, stopping new spores from germinating.

​Why Biocide is Vital After Scraping or Low-Pressure Washing

Physical removal is only half the battle. Even after a thorough clean, microscopic spores remain.

  • Scraping removes the bulk but leaves "seeds" behind.
  • Low-pressure washing cleans the dirt but doesn't sanitize the tile.
  • Biocide ensures those tiny fragments and spores are dead, preventing immediate regrowth.

The Application & Transformation Process

  • Inspection: We begin with a full inspection of the roof to determine the safest cleaning method (Scrape or Low-Pressure Wash).
  • Removal: We remove the bulk of the moss from the tiles.
    • ​With a Manual Scrape, we aim for 90-95% removal to protect the integrity of the tiles.
    • ​With a Low-Pressure Wash, we typically achieve around 99% removal.
  • Gutter Clearance: Once the roof is clear, we thoroughly clean out the gutters and downpipes to ensure all debris is removed from the property.
  • Treatment: We apply the biocide evenly using a low-pressure spray. This is crucial for dealing with the remaining 1-10% of moss fragments and spores that physical removal cannot reach.
  • The Natural Rinse: The natural weather cycle takes over from here. Rainwater gently washes away the dead material and deep-set stains.
  • The Result: This is a gradual process. While the roof looks great immediately, it will continue to brighten and clear over the following several months (and sometimes longer) as the elements rinse the tiles clean.
