At MMRCS, we stand by our methods and the effectiveness of our treatments. Whether you choose our Manual Scrape & Biocide or our Low-Pressure Roof Wash, your property is covered by our 12-month workmanship and regrowth promise.

What Is Covered

Moss Prevention & Treatment: Following a manual scrape, it is normal for a small percentage (approx. 5-10%) of organic matter to remain in the "laps" and fixings of the tiles. Our professional-grade biocide is applied specifically to treat this remaining growth and kill the spores at the root. We promise that our treatment will continue to clean the roof over the coming months and keep the roof free of new significant organic regrowth for 12 months from the date of treatment.
Low-Pressure Roof Washing: We use specialist low-pressure equipment designed specifically for roof tiles. We guarantee that our washing process will not damage the structural integrity of your tiles or cause unnecessary wear to the tile surface.
Manual Scrape & Surface Integrity: Our manual roof cleaning process is non-destructive. If any aspect of our workmanship leads to a dislodged tile or blocked guttering during the cleaning process, we will return to site and rectify it at no cost.
Post-Clean Gutter Check: As part of every roof clean, we ensure that all gutters are fully functional and clear of any cleaning debris before we leave your property.

Terms & Conditions

To ensure the 12-month promise remains valid, the following conditions apply:

1. Overhanging Trees & Foliage (Guarantee Exception)

Organic matter from overhanging trees (such as leaves, needles, and sap) is the leading cause of premature moss return. If a roof is situated directly under or near heavy tree cover, the constant drop of organic debris provides a "bridge" for new spores to grow, which can bypass the biocide’s effectiveness.

Please Note: Due to these external factors, we are unable to provide a 12-month regrowth guarantee for any roof areas situated directly under or within 2 metres of overhanging branches and heavy foliage.
To qualify for the full 12-month promise, we recommend that all branches are trimmed back at least 2 metres from the roofline prior to our treatment.
Solution: For properties with heavy tree cover, we recommend our Roof Care Plan. This provides regular maintenance and biocide top-ups to ensure your roof stays clean despite the surrounding environment.

2. Notification

In the unlikely event that you see significant new moss returning within the first year (on sections not affected by overhanging trees), please contact us with a photo. We will return to inspect and provide a complimentary biocide "top-up" to the affected area if required.

3. External Damage

This promise covers our workmanship and chemical effectiveness only. It does not cover damage caused by extreme weather (storm damage), structural failure of the roof, or third-party tradespeople walking on the tiles.

4. Site Access

MMRCS must be granted safe access to the property to carry out any required inspection or remedial work.
